Here’s exactly how I’d buy a home without overpaying in this market.

First, I wouldn’t start with the list price.

I’d start by looking at what buyers can actually choose from right now.

 

Second, I’d compare active listings to recent sales — because that tells you whether it’ sellers have leverage, or buyers do.

 

Third: I’d look closely at days on market and price reductions.

If homes aren’t selling, or cutting price, that’s information.

Before I write an offer, I’d build leverage by understanding why the home hasn’t sold yet — not just how much they want.

 

And Fourth: I’d be willing to walk away if the numbers stop making sense.

Paying more doesn’t mean you won. It just means you paid more.
