Are Nevada County Home Prices Dropping? Why the County Number Misleads
A buyer called me last week and asked a fair question: are Nevada County home prices dropping? He had seen a headline showing the countywide average sale price sliding, and he wondered if he should wait for a better deal. I told him what I'll tell you. The county number is real, but it is a poor guide to what is happening in any one town.
I pulled the latest Metrolist MLS numbers for the county and for each of our main communities. The gap between them is bigger than most people expect.
What the Countywide Nevada County Home Prices Number Shows
Here is the countywide picture for July, the most recent month I have complete data for:
- Average sale price: $607,801, down 10.3% from June's $677,870
- Compared with July last year, the average sale price is down 1.9%
- Active listings: 396, with 111 homes pending
- Homes sold: 101
If you stop there, it looks like a market in a slump. But a one-month swing of 10 percent is usually a sign that the mix of homes sold changed, not that every house lost ten percent of its value. A few large sales in June and a few smaller ones in July can move an average a long way.
Why Grass Valley Tells a Different Story
Now look at the same month in Grass Valley. The average sale price was $610,271, essentially flat from June, and up 15.5% from a year ago. Same county, same month, opposite direction.
The other communities split up the same way:
- Alta Sierra: $554,769 average sale price, up 17.7% from last year
- Nevada City: $699,243, up 6.4% from last year
- Lake of the Pines: $717,414, up 0.8% from last year
So when someone asks me whether Nevada County home prices are dropping, my straight answer is that it depends on which Nevada County they mean. Some of our towns are climbing year over year. The countywide figure blends every corner of the county together, including the Truckee side, which is a very different market from the Sierra Foothills. I wrote about that difference in my Nevada County vs. Truckee comparison.
What Falling Averages Do and Don't Tell a Buyer
An average sale price is not the price of the house you want to buy. It is the middle of a pile of very different homes, from a small place in Alta Sierra to a large property in Nevada City. Here is what I look at instead when I'm helping someone decide:
- The price per square foot in the specific neighborhood, not the county
- How many comparable homes are active and pending right now
- How long similar homes are taking to sell
- Whether sellers are cutting prices on homes like the one you want
In Grass Valley in July, 74 homes were active and 22 were pending, with 20 sales closing. That is a market with real choices for buyers, but it is not a market where good homes are sitting for free. If you are buying, that means you can negotiate on some houses and should not expect a discount on all of them.
What I Would Do If I Were Buying or Selling Right Now
If you are a buyer, ignore the countywide headline and ask me for the numbers in the one or two neighborhoods you actually like. Then we look at what comparable homes sold for in the last 90 days. That tells you whether a price is fair far better than any average does. If you want to see what your payment looks like at today's rates, my guide on how much income you need to afford a home in Grass Valley is a good place to start.
If you are a seller, do not let a scary county number talk you into a lower price than your own street supports. Your home sells against the homes near it. If you want to know what yours is worth, you can request a home value estimate and I will give you a straight answer, not a sales pitch.
I have lived in Nevada County for more than 40 years, and I have watched this market go through plenty of ups and downs. The headlines are almost never the full story. The details, town by town and street by street, are where you find out what is really going on.
If you're thinking about buying or selling in Nevada County, I'd love to help.
