Grass Valley vs. Nevada City vs. Alta Sierra: Income Needed to Buy
I get asked some version of this question every single week: how much do I actually need to earn to buy a home here? Buyers usually have a number in their head from an online calculator, and it rarely matches what our market requires. So I ran the real income needed to buy in four of the towns I work in most, using this month's actual MLS data instead of a rule of thumb. The gap between them is bigger than most people expect, and it might change where you start your search.
What Homes Actually Cost in Grass Valley, Nevada City, Alta Sierra, and Lake of the Pines
According to the most recent complete month of Metrolist MLS data, here is what buyers are actually paying across four communities I work in constantly:
- Grass Valley: average sale price $610,271, 76 days on market, 20 homes sold
- Nevada City: average sale price $699,243, 74 days on market, 21 homes sold
- Alta Sierra: average sale price $554,769, 61 days on market, 13 homes sold
- Lake of the Pines: average sale price $717,414, 49 days on market, 7 homes sold
Notice Lake of the Pines and Nevada City sit at the top of that list, while Alta Sierra is the most affordable of the four by a real margin. That gap matters even more once you translate it into what you actually need to earn.
The Income You Need to Buy in Each Town
I ran these numbers using a 20 percent down payment and today's average 30-year fixed rate of roughly 6.7 percent, then applied the 31 percent front-end ratio most conventional lenders use for housing costs as a share of gross income. Each estimate includes principal, interest, property taxes, and wildfire zone homeowners insurance.
- Grass Valley: about $3,980 a month, roughly $154,000 a year to comfortably qualify
- Nevada City: about $4,510 a month, roughly $174,000 a year
- Alta Sierra: about $3,600 a month, roughly $139,000 a year, the lowest bar of the four
- Lake of the Pines: about $4,640 a month, roughly $179,000 a year, plus HOA dues on top since it's a gated community
Compare any of those numbers to Nevada County's median household income, which recent estimates put at roughly $90,000 to $96,000. Every one of these towns requires income well above that median, which is exactly why so many of my buyers right now are dual income households, people relocating with equity from a Bay Area or Sacramento sale, or buyers deliberately targeting homes below the town average instead of at it.

Which Town Fits Your Budget
If Alta Sierra's number feels more realistic, it's worth knowing you're also buying into a golf course community with a real amenity package for meaningfully less than Lake of the Pines. You can start browsing what's available on the Alta Sierra homes for sale page.
If you have your heart set on Nevada City's Gold Rush charm or Lake of the Pines' gated lake life, plan on the higher number, and talk to a local lender before you start touring. A pre-approval based on Nevada County's actual property tax rates and wildfire insurance costs will give you a far more accurate picture than a generic calculator built for a different state. Grass Valley lands right in the middle, and it's the town I point most first time buyers toward first, both for the income math and because inventory tends to run deeper there than in Nevada City. You can see current listings on the Grass Valley homes for sale page.
None of these numbers should scare you off. An average sale price includes higher end sales that pull the number up, so the real middle of each market is usually more forgiving than it looks. I would always rather show a buyer three homes in their actual range than one that stretches them thin.
