The Nevada County Fair opened today and runs through Sunday, filling the fairgrounds in Grass Valley with carnival rides, 4-H exhibits, and a crowd bigger than the town sees most other weeks of the year. If you're planning a trip out to look at houses this week, you might be wondering whether fair week is actually a smart time to go house hunting in Nevada County, or whether you should just wait until the crowds clear out. The honest answer is that fair week changes logistics more than it changes opportunity. Grass Valley's downtown core and the streets near the fairgrounds get genuinely busy, and parking near Mill Street can be tight in the evenings. If a showing is scheduled close to the fairgrounds during peak hours, plan extra drive time.

Grass Valley had 74 active listings in July, up from just 45 back in January, and the county overall had 396 active listings with 101 homes sold that month. That's the most inventory Nevada County has carried all year.
Average days on market in Grass Valley sat at 76 days in July, and the average sale price was $610,271. Countywide, homes averaged 38 days on market with an average sale price of $607,801. In plain terms: late summer consistently brings the widest selection of the year, and fair week just happens to land inside that window. You're not fighting the calendar by house hunting this week. You're actually catching Nevada County's real estate market near its yearly peak for choice.
How to Make Fair Week Work for You If You're House Hunting
If you're set on looking at homes this week, a little planning goes a long way. Here's what I'd suggest:
- Book showings for mornings or early afternoons, before fair traffic picks up near downtown Grass Valley in the evenings.
- Look at neighborhoods outside the fairgrounds footprint first, like Alta Sierra, Lake of the Pines, or Penn Valley, where the week feels completely normal.
- Use the fair itself as a chance to feel out the community. Nothing tells you more about whether a place fits your family than standing in the middle of it on a Friday night.
- Ask your agent about virtual tours for anything near downtown if you'd rather skip the crowds entirely and narrow your list before driving out.
