Is Nevada County Still Affordable for Bay Area Buyers in 2026?
I get this question a lot from Bay Area buyers Nevada County agents like me hear about constantly: is it still worth making the move, or have prices here caught up? I can tell you the honest answer from the numbers, not just a feeling. The gap between what you'd pay in the Bay Area and what you'd pay here in the Sierra Foothills is still wide, and in some ways it's gotten wider this year.
I've sold homes across Grass Valley, Nevada City, Lake of the Pines, and Lake Wildwood for more than 20 years, and a good share of my buyers over the last few years have come from San Francisco, the East Bay, and the Peninsula. So this is a question I answer almost every week.
What Bay Area Buyers Are Paying vs. What They'd Pay Here
The median price for a single family home across the Bay Area reached a record $1.45 million in May 2026. In San Francisco County itself, the median has climbed to $2.2 million. San Mateo County is even higher, at $2.4 million.
Meanwhile, Nevada County's average sale price came in at $712,141 in May, based on the most recent Metrolist MLS data. That's less than half the Bay Area median. Broken down by area:
- Grass Valley: average sale price in the low $600,000s, with homes moving in an average of 83 days
- Nevada City: average sale price around $814,000, with a faster pace of 58 days on market
- Lake of the Pines: homes selling in an average of just 52 days, the quickest pace in the county
For a buyer selling a starter home in the Bay Area, that kind of price difference often means paying cash here, or putting down a large enough payment that the monthly mortgage barely registers compared to what they were used to paying.
Why the Gap Persists for Nevada County Home Buyers
It's a fair question to ask why this gap hasn't closed as more people move inland. A few things keep it in place. Nevada County has limited new construction compared to flatland markets, so supply grows slowly even when demand rises. The county sits about 90 minutes from Sacramento and closer to three hours from most of the Bay Area, which is a real commute for anyone still working in an office a few days a week, and that distance keeps a ceiling on prices that closer-in suburbs don't have.
There's also simply less inventory here overall. Nevada County had 363 active listings countywide in May, which is a small number compared to a major metro. When supply stays tight relative to demand, prices firm up, but they still land far below what the same size, similar-condition home would cost within an hour of San Francisco.
None of that means prices are standing still. Nevada County's average sale price is up nearly 19 percent year over year as of May, and homes are moving faster too, with days on market cut roughly in half compared to a year ago. If you're waiting for prices here to drop back down before you make the jump, the data doesn't support that bet right now.
What This Means If You're Weighing the Move
If you're relocating from the Bay Area and thinking about where your money goes further, Nevada County is still one of the more realistic options within striking distance of Sacramento and the coast. You're trading a longer commute and a slower pace for a lot more house, a lot more land, and a payment that doesn't eat your entire paycheck.
A few things I'd suggest if you're seriously considering it:
- Get a firm sense of your Bay Area home's current value before you list, so you know your real buying power here
- Spend a weekend in Grass Valley or Nevada City before you commit, so you know the drive times and the feel of daily life here firsthand
- Talk to a lender about pre-approval early, since a strong offer moves fast in a market where homes are selling in under two months
