June 2026 Market Update
Market Insights:
- Active listings still down year-over-year in every neighborhood, though June brought a rebound in Lake of the Pines and Alta Sierra
- List prices mostly flat to modestly higher month-over-month; Nevada County posted the strongest monthly gain at +3.8%
- Days on market is a mixed picture this month — down sharply in Lake of the Pines, up in Nevada County and Nevada City
- Sold counts rose year-over-year in four of five areas, led by Nevada City (+25.9%) and Lake of the Pines (+25.0%)
- Grass Valley remains the most buyer-friendly market, with active listings down 39% year-over-year and days on market flat
For Sellers:
Inventory is still down sharply from a year ago in every neighborhood, and sold counts are up in four of five areas — conditions favor sellers who price to the local market. List prices ticked higher month-over-month in Nevada County (+3.8%) and Alta Sierra (+2.0%), while Nevada City softened slightly. Price it right and you should see solid activity, especially outside Nevada City.
For Buyers:
More listings hit the market this month in Lake of the Pines and Alta Sierra, giving buyers a bit more to choose from. But pace varies a lot by area: homes in Lake of the Pines are moving far faster than a year ago (days on market down 30%), while Nevada County and Nevada City listings are sitting longer than last June. Know your target neighborhood's pace before you write an offer.
