I get asked to compare Lake Wildwood vs Lake of the Pines almost every month, usually from a Bay Area or Sacramento buyer who wants lake life without giving up neighbors, security, and a golf course down the street. Both communities deliver that. The differences that actually matter come down to price, size, and day to day feel.
Lake Wildwood vs Lake of the Pines: Comparing the Numbers
I pull fresh MLS numbers every month, and Lake of the Pines is one of the areas I track closely. As of July 2026, Lake of the Pines had 26 active listings and 9 pending, with an average list price of $648,612 and an average sale price of $717,414. Homes there were averaging 49 days on market, with 7 properties sold that month.
Lake Wildwood is not broken out in my monthly MLS pull the same way, but recent third-party listing data puts median list prices there in the high $700,000s, which lines up closely with what I am seeing at Lake of the Pines. For context, all of Nevada County averaged a $607,801 sale price in July 2026 with 101 homes sold and 396 active listings, so both lake communities are running well above the countywide average. You are paying a real premium for gate access, water, and a golf course, and that premium is fairly similar whichever lake you choose.
A quick side by side on the basics:
- Lake Wildwood: 300-acre lake, roughly 3.5 square miles, population around 5,100, located in Penn Valley closer to Grass Valley
- Lake of the Pines: 230-acre lake, roughly 2.9 square miles, population around 4,300, located in North Auburn
- Both were developed by Boise Cascade in the late 1960s and early 1970s, so the housing stock, road layout, and mature landscaping feel similar
Amenities and HOA Dues: What You Are Really Paying For
These two neighborhoods share a similar bone structure: a gated entrance with staffed security, an 18-hole golf course, a clubhouse, a pool, and tennis and pickleball courts. Lake Wildwood tends to feel more spread out with more total acreage, while Lake of the Pines feels a bit more compact and resort-like, wrapped tightly around its private lake.
Both charge HOA dues that fund the gate, roads, and amenities, and the two run in a similar range. I always tell buyers to ask for the current HOA budget and reserve study before writing an offer in either community. That document tells you far more than the dues number alone, especially around road maintenance and dam or lake upkeep, both of which are expensive to defer.
Wildfire insurance is also worth a real conversation before you fall in love with a lake view. Both communities sit in heavily wooded terrain, and insurers underwrite them based on defensible space, roof material, and distance to the tree line, not just the HOA gate. Ask your agent and your insurance broker to run a quote early in the process, before you are up against a closing date.
Which Nevada County Lake Community Fits Your Lifestyle
Location is often the real deciding factor. Lake of the Pines sits closer to Auburn and the Highway 49 and Interstate 80 corridor, which makes it a favorite for retirees and Sacramento-commute professionals who want lock-and-leave convenience with lake access.
