The Nevada County Fair runs August 12 through 16, 2026, at the fairgrounds in Grass Valley, and it's the single best week of the year to feel what this community is actually like. I've watched more than a few relocating buyers fall in love with the area at the fair before they ever fell in love with a house.

What Fair Week Looks Like If You're Moving to Nevada County

The Nevada County Fair has been a late summer tradition for generations, and it still runs the way a county fair is supposed to run. There are 4-H and FFA livestock shows, carnival rides, live music most evenings, and food booths lined up under the pines. Kids show off rabbits and goats they've raised all year. Neighbors run into each other three times in an afternoon.

For someone weighing a move here from the Bay Area or Sacramento, that atmosphere tells you more than any listing photo can. It's a small, close knit county where people still show up for each other, and Fair Week is the most concentrated dose of that spirit you'll find all year.

Inventory has been building back up compared to the tightest stretches of the past couple of years, which means buyers relocating this summer have more to choose from than they did a year ago.

That said, homes are still selling briskly.   • Walk downtown Grass Valley and Nevada City on the same trip. The fair gives you the community feel; downtown gives you the day to day feel.
  • Drive through a couple of the neighborhoods you're considering, whether that's Lake of the Pines, Lake Wildwood, Alta Sierra, or Penn Valley, at a normal time of day, not just during the fair.
  • Talk to people at the fair. Locals are generally happy to tell you honestly what they love and don't love about living here.
  • Ask your agent to line up a few showings around your visit so you're not making two separate trips.

Fair Week also happens to fall during one of the more active stretches of the local calendar, so you'll see the county at its liveliest, not its quietest. Ask about defensible space requirements, fire insurance availability through the FAIR Plan, and evacuation routes for any neighborhood you're seriously considering. None of that should scare you off. Nevada County residents live with it every summer and manage it well, but new arrivals do better when they understand it up front instead of discovering it later.
