I get a version of this question almost every month from people relocating to the area: should I look in Nevada City or should I look in Auburn? Both towns sit in the Sierra Foothills, both pull in a steady stream of Bay Area and Sacramento transplants, and both get lumped into the same "should we move to the foothills" conversation. But Nevada City vs Auburn is really a comparison of two different lifestyles that happen to share a similar climate and similar drive times. I have sold homes in and around both areas over my 20+ years in this business, and I want to walk you through the real differences instead of the postcard version.
One quick note before I get into it. Auburn actually sits just over the line in Placer County, not Nevada County. I still get this question constantly because Auburn is the closest comparable foothill town to Nevada City, and a lot of my clients cross-shop the two before deciding where to plant roots.
Nevada City vs Auburn: The Character Difference
Nevada City is a Gold Rush town that never stopped being one. The historic downtown is walkable, the buildings are original brick and iron shutters from the 1800s, and the whole place runs on a calendar of festivals, art walks, and live music at the Miners Foundry. It draws a mix of artists, retirees, and young families who want a slower pace and a real sense of place. Front porches, tree cover, and a downtown you can walk to for dinner are the norm, not the exception.
Auburn has a different personality. It is known as the Endurance Capital of the World, home to the start of the Western States 100 and the Tevis Cup, and the town leans into that outdoor, athletic identity. Auburn also sits right on Interstate 80, so it functions as a gateway to Tahoe as much as a destination in its own right. You will find more subdivisions, more newer construction, and a layout that assumes you drive rather than walk.
Neither is better. They are built for different people, which is exactly why I ask new clients what a normal Saturday looks like for them before I ever pull up a listing.
Nevada City vs Auburn: Prices, Commute, and Cost of Living
Here is what the numbers actually show right now. In Nevada City, the average list price in July was $866,210 and the average sale price was $699,243, across 69 active listings and 21 homes sold that month, with an average of 74 days on market. That runs above the countywide average sale price of $607,801 across 101 sales in Nevada County last month, which tells you Nevada City carries a premium for that historic downtown and the views that come with the higher elevation.
Auburn sits on a different MLS and price structure since it is outside Nevada County, but the broad pattern holds. Proximity to Interstate 80 and the shorter run into Roseville and Sacramento tends to support comparable or slightly higher pricing in Auburn's newer neighborhoods, while its older in-town homes can come in more affordable than Nevada City's historic core.
Commute is where the two towns really split. Auburn is roughly 30 to 40 minutes from Roseville and about 45 minutes from Sacramento on I-80, which makes it a realistic option for a hybrid commuter. Nevada City is more like 50 to 60 minutes to Sacramento on Highway 49 and Highway 20, so it fits someone who is commuting once or twice a week, working remotely, or done commuting altogether.
Which One Actually Fits Your Life
When clients ask me to just pick one, I do not, because the right answer depends on what you are optimizing for. A few quick questions I ask every buyer:
- Do you want to walk to dinner and a farmers market, or do you want a bigger lot and a garage?
- Is a two-day-a-week office commute realistic, or are you fully remote?
- Do you want a town built around festivals and the arts, or one built around trail running and river access?
- Are you retiring, raising young kids, or somewhere in between?
If you are drawn to history, walkability, and a tight-knit creative community, Nevada City usually wins. If you want faster freeway access, more new construction, and an outdoor-athletic culture, Auburn tends to fit better. I always tell people to spend a full Saturday in each town, not just a drive-through, before they decide. You will feel the difference within an hour.
