What $1 Million Actually Buys You in Nevada County Right Now
I get asked some version of this question almost every month: what does a million dollars actually buy in Nevada County right now? It is a fair question, because the answer looks nothing like it did five years ago, and it looks completely different depending on whether you are shopping in Nevada City, Lake of the Pines, or Alta Sierra. After 20+ years selling real estate across the Sierra Foothills, I want to walk you through where million dollar homes in Nevada County actually show up and what that budget really gets you.
Where Million Dollar Homes in Nevada County Actually Show Up
Countywide, our most recent Metrolist MLS data shows the average home sale landing around $608,000, so a $1 million budget puts you well above the typical Nevada County purchase. That top tier concentrates in a few specific places rather than spreading evenly across the county.
Nevada City is the most consistent home for this price point. Average list prices there are running around $866,000, and active listings in the area range as high as $4 million, so a $1 million home is a realistic, not rare, purchase. You are typically looking at a custom home on acreage just outside the historic downtown, often with long-range mountain views.
Lake of the Pines is the other place I see million dollar sales cluster, specifically waterfront and lake-view properties. Our June data showed the average sale price there spike to over $1.1 million, driven by a handful of lakefront homes closing that month. It is not the norm for the community as a whole, but it shows exactly what buyers are paying for true waterfront on the lake.
Alta Sierra crosses $1 million less often, but it happens on the larger custom parcels near the golf course, especially homes with pool, guest quarters, or several acres attached. What $1 Million Actually Gets You
At this price point in Nevada County, you are usually buying space and privacy more than square footage for its own sake. Here is what shows up again and again in this range:
- Acreage. Five to forty acres is common outside the town centers, often with usable, buildable land beyond the home site.
- Views. Long-range mountain views in Nevada City and Alta Sierra, or direct lake views and dock access at Lake of the Pines.
- Custom construction. Many homes at this level were architect designed or fully renovated, not tract built.
- Extra structures. Guest houses, detached shops, or an ADU are common additions that come with the larger parcels.
- Fewer HOA restrictions. Outside the gated communities, rural parcels at this price often carry no HOA at all, which some buyers specifically want.
It is worth putting that in perspective if you are coming from the Bay Area or Sacramento. A million dollars there often buys a standard three bedroom home on a small lot. What to Watch For Before You Buy at This Price Point
A few things I always flag for buyers shopping above $900,000 in Nevada County, because they matter more here than they do at a typical price point:
Insurance gets more complicated on larger, more remote parcels. Homes on wooded acreage or at higher elevation often need a defensible space assessment before a carrier will write a policy, and premiums run higher than a standard in-town home. Budget time for this step, not just money.
Well and septic systems have to be sized correctly for a larger home. A five bedroom custom home on a well that was designed for a smaller footprint can become a real problem after closing, so I always recommend a full well flow test and septic inspection before removing contingencies, regardless of how impressive the house looks.
The resale pool is thinner. Fewer buyers shop above $1 million, which means these homes can sit longer and pricing mistakes are more costly to correct. Countywide days on market is currently running around 38 days, but homes at this tier typically take meaningfully longer to sell, so I always price these listings using true comparable sales, not the broader county average.
