I get this question constantly: what can I actually buy in Nevada County homes under $600,000? It is one of the most useful questions a buyer can ask, because the answer changes a lot depending on which town you are looking at. Grass Valley, Nevada City, Alta Sierra, and Penn Valley all price very differently, and $600,000 stretches further in some than others.

Nevada County Homes Under $600,000, Town by Town
Countywide, the average sale price is running around $712,000 right now, so $600,000 puts you below the county average. That is not a bad thing. It just means you need to know where your money goes furthest.
- Grass Valley: Averaging closer to $537,000, this is where $600,000 tends to go the furthest. You are often looking at a solidly updated three bedroom home on a manageable lot, sometimes with a remodeled kitchen or newer roof already done for you.
- Alta Sierra: Averaging around $557,000, Alta Sierra is another strong option at this price point. Lots here tend to run larger than in-town Grass Valley, so $600,000 often buys more land along with the house.
- Nevada City: With an average closer to $814,000, $600,000 buys less house here. Expect a smaller cottage, a home needing some updating, or a condo rather than a full single-family property with acreage.
- Penn Valley: Prices run lower than Grass Valley on average, which makes it worth a look for buyers who want more space and are comfortable with a bit more distance from town.

- Look slightly outside the most popular ZIP codes. Homes just outside downtown Grass Valley or Nevada City often cost meaningfully less while still being a short drive from everything.
- Be open to a home that needs cosmetic work. A dated kitchen or bathroom is usually far cheaper to update after closing than the price difference for a fully renovated home.
