5 Questions to Ask Before Choosing a Realtor in Nevada County

I get asked some version of the same question almost every week: how do I know I am picking the right agent? It is a fair question, and honestly, more people should ask it before they sign anything. Choosing a realtor in Nevada County is not the same as choosing one in a big flat suburb where every neighborhood looks similar. We have wells and septic systems, wildfire zones, HOA communities next door to unrestricted rural parcels, and a market that has shifted quite a bit in the last year.

Here are the five questions I think matter most, the ones that actually tell you whether an agent knows this market or is just guessing.

1. Why Choosing a Realtor in Nevada County Starts With Local Knowledge

Ask any agent you are interviewing how many transactions they have closed in the specific neighborhood you care about, whether that is Grass Valley, Nevada City, Alta Sierra, Lake of the Pines, Lake Wildwood, or Penn Valley. Nevada County is not one market. Prices, buyer pools, and even inspection concerns shift from one town to the next.

An agent who knows Alta Sierra well should be able to tell you off the top of their head roughly what homes are averaging this month, without pulling up a report first. That kind of fluency only comes from working the area consistently, not from a general familiarity with Nevada County as a whole.

2. The Negotiation Question Every Nevada County Seller and Buyer Should Ask

Ask directly: how are you pricing and negotiating in today's market? This matters more right now than it did a year ago. Countywide, homes closed July 2026 in an average of 38 days on market, down sharply from 87 days in July 2025. Nevada County had 396 active listings last month, with an average sale price of $607,801 and 101 properties sold.

That is a much faster pace than a year ago, and it changes the negotiation playbook. A good agent should be able to explain, in plain language, how they price a listing to attract offers quickly without leaving money on the table, or how they help a buyer move fast on a well-priced home without waiving protections they will regret. If the answer is vague, that is a sign to keep interviewing.

3. Communication and Track Record: The Final Test

Ask how they communicate and how often. Some clients want a quick text update twice a week. Others want a phone call after every showing. There is no wrong answer, but there is a wrong fit if your agent's style does not match yours.

Then ask for recent, specific results. Not a generic list of testimonials, but actual closed sales in the last few months, in your price range, in your part of the county. An agent who has closed 200 plus homes across Grass Valley, Nevada City, Lake of the Pines, and the surrounding Sierra Foothills should be able to walk you through recent deals without hesitation.

A few smaller questions round this out nicely:

  • Do they know the difference between well and septic issues in older Nevada County homes versus newer construction?
  • Can they speak knowledgeably about fire insurance and defensible space requirements?
  • Do they understand HOA rules in communities like Lake Wildwood or Lake of the Pines versus unrestricted parcels in Grass Valley and Penn Valley?
  • Are they upfront about commission and what services are included?

If an agent answers all of that with confidence and specifics rather than generalities, you are in good hands.
