Buying a Home in Nevada County? Here's What the Days-on-Market Data Shows
If you're buying a home in Nevada County right now, you've probably noticed something has changed since last year. Homes aren't sitting on the market nearly as long as they were. I pulled the latest MLS numbers for Grass Valley, Nevada City, Alta Sierra, and Lake of the Pines, and the pattern shows up in every one of them. Buyers who wait to get serious are running into more competition than they expect. Here's what the data actually shows, and what it means for how you search.
The Data: Nevada County Homes Are Selling Much Faster
Countywide, the average days on market in July was 38 days. A year earlier it was 87 days. That's less than half the time. Some of that swing comes from a shift in what's selling, but the trend holds up when I look area by area too.
- Grass Valley: homes averaged 76 days on market in July, down from 83 a year ago. 20 homes sold, at an average sale price of $610,271, up about 15% from last July.
- Nevada City: 74 days on market, close to flat with last year. 21 homes sold, averaging $699,243, up roughly 6%.
- Alta Sierra: 61 days on market, essentially the same pace as a year ago. 13 homes sold, averaging $554,769, up nearly 18%.
- Lake of the Pines: 49 days on market, down from 67 a year ago. 7 homes sold, averaging $717,414.
At the same time, active listings countywide sat at 396 in July, down 23% from the year before. There are fewer homes to choose from than last summer, even as more of them are going under contract.
What makes this worth paying attention to is that it's happening even with mortgage rates staying elevated. Thirty-year rates have been near a one-year high this month, which is usually the kind of thing that slows buyers down. Instead, Nevada County homes are moving faster than they were a year ago. That tells me buyers aren't waiting for rates to drop before they act. They're finding a home that works and moving on it.
What This Means If You're Buying a Home in Nevada County
This isn't the kind of frenzy where every house gets ten offers in a weekend. Most of these towns are still averaging seven to eleven weeks on market, which gives you room to look carefully. But it's also not a market where you can take your time deciding.
Fewer active listings combined with faster sales means the well-priced, move-in ready homes are getting snapped up before a lot of buyers even hear about them. If you're only checking listings once a week, you're likely seeing homes after the best window to act has already passed.
I tell my buyer clients the same thing every time this happens: get your financing fully underwritten before you start touring, not just pre-qualified. Lenders can usually turn that around quickly, and it puts you in a position to write a clean, credible offer the same day you see a home you like. How to Compete When You're Buying a Home in Nevada County Right Now
A few practical steps make a real difference in this kind of market:
- Get fully underwritten pre-approval, not just a pre-qualification letter, before you start touring homes.
- Set up alerts so you see new listings the day they hit the MLS instead of a week later. I can set my clients up to search current listings with real-time notifications.
- Know your must-haves and your deal breakers ahead of time so you're not deciding those questions while standing in a stranger's kitchen.
- Be ready to write a clean offer. Sometimes fewer contingencies matter more to a seller than a slightly higher price.
- Work with someone who's tracking which specific Nevada County neighborhoods are moving fastest, because the pace varies quite a bit street to street, not just town to town.
