But after 20+ years selling homes in both towns, I can tell you they live very differently day to day, and the numbers back that up.

The most recent Metrolist MLS data for our area tells a clear story. In Grass Valley, the average sale price is running around $536,800, with homes spending an average of 83 days on the market. In Nevada City, the average sale price is closer to $814,000, and homes are moving faster, averaging just 58 days on market.
That gap surprises a lot of buyers. Nevada City is smaller and has less inventory, which pushes prices up, but its historic charm and walkability mean well-priced homes don't sit long.
