Lake of the Pines vs. Sun City Lincoln Hills for Retirement
I get some version of this question every few weeks from Sacramento area buyers planning retirement: should they buy in Lake of the Pines here in Nevada County, or drive up to Sun City Lincoln Hills in Lincoln instead? Both are gated golf course communities, both draw the same kind of buyer, and both show up on the same real estate agent's comparison spreadsheets. But once you look past "golf course community" as a label, a Lake of the Pines retirement community lifestyle and a Sun City Lincoln Hills lifestyle are built around different things. Here is how I walk clients through it.
Age Restrictions: Lake of the Pines Has None
This is usually the first surprise. Sun City Lincoln Hills is an age restricted 55 plus community. At least one resident in most homes has to be 55 or older, and you will not see young families or kids on bikes in the neighborhood.
Lake of the Pines has no age restriction at all. I have sold homes there to retired couples, and I have sold homes there to families with school age kids who wanted lake access and a golf course view. That mix changes the feel of the place. If you want a quiet, adults only environment, Sun City Lincoln Hills delivers that by design. If you would rather have grandkids visiting for a week in the summer without feeling like you are breaking a rule, Lake of the Pines fits better.
Lake Access Changes the Whole Lifestyle Equation
Sun City Lincoln Hills has two 18 hole golf courses and two large lodges, Orchard Creek and Kilaga Springs, packed with fitness centers, pools, and clubs. It is genuinely well run and well amenitized. What it does not have is a lake.
Lake of the Pines is built around an actual private lake, with boating, fishing, kayaking, and swimming, plus its own 18 hole golf course, clubhouse, pool, and tennis and pickleball courts. For a lot of retirees, that is the whole point of leaving the Bay Area or the Sacramento suburbs in the first place. You are not just retiring near a golf course. You are retiring somewhere you can put a kayak in the water on a Tuesday morning. If water access matters to your day to day life and not just your view, that is a real point in favor of a Lake of the Pines retirement community over Sun City Lincoln Hills.
Price, Location, and What You're Really Paying For
Based on the most recent Metrolist MLS data for Lake of the Pines, the average sale price came in around $717,000, with homes averaging about 49 days on market. Sun City Lincoln Hills has generally traded lower, with a median closer to $597,000 and an average around $655,000, since it is built at higher density with a more standardized home product.
So Sun City Lincoln Hills usually costs less to buy into. What you are paying extra for at Lake of the Pines is the lake itself, more varied lot sizes and home styles, and being inside Nevada County rather than the flatter Placer County suburbs. Lincoln sits closer to Sacramento and the freeway grid, which matters if you are still flying out of Sacramento International regularly or driving into the city for medical appointments. Lake of the Pines sits closer to Grass Valley and the Sierra Foothills, with more tree cover, more elevation change, and a slower pace once you are through the gate.
Neither answer is wrong. It comes down to whether you are optimizing for cost and convenience, or for scenery and water. I have clients who chose Lincoln for exactly that lower price and flatter commute to family in Sacramento, and I have clients who chose Lake of the Pines and have never once regretted paying more for the lake view. Which One Actually Fits Your Retirement
If your priorities are a lower price point, a flatter and shorter drive to Sacramento, and a strictly adults only environment, Sun City Lincoln Hills is a genuinely good option and I will tell clients that honestly. If you want lake access, a mixed age neighborhood so family can visit without restriction, and the quieter, tree covered feel of the Sierra Foothills, a Lake of the Pines retirement community is worth the extra cost for most of the buyers I work with.
Either way, the best way to know for sure is to walk both. Numbers on a page do not tell you how it feels to sit on a dock at sunset versus playing cards at a 68,000 square foot lodge. Both are real, both work for real people, and the right one depends on what your mornings should look like ten years from now.
