May 2026 Market Update
May 2026 Nevada County Real Estate numbers are in, and here’s what I’m seeing:
- Inventory is rising seasonally but remains historically scarce. Active listings are up 6–12% month-over-month across every neighborhood, yet still 26–42% below this time last year — meaning buyers have more options than they did in April, but far fewer than a typical spring market.
- Homes are selling dramatically faster than a year ago. Nevada County's average days on market dropped to 36 — down 51% year-over-year. That's a signal of sustained demand, not just a seasonal blip.
- Prices are firming up, especially at the county level and in lakefront communities. Nevada County avg list price rose 12% month-over-month; Lake of the Pines jumped 13%. With inventory still compressed, sellers are testing — and getting — higher asking prices.
- Lake of the Pines buyer activity exploded. Pending sales went from near-zero to 6, a 500% month-over-month surge. That community may be hitting an inflection point after a slow stretch.
- Grass Valley is a market in transition. Pendings are up 35% month-over-month, but days on market sits at 83 — the highest in the county — and year-over-year pendings are still down 33%. Buyers have leverage there that they don't have elsewhere.
