Our most recent Metrolist MLS data puts the countywide average home sale at $607,801, so a $700,000 budget already has you shopping above the typical Nevada County purchase. But "above average" means something different in every town.
The broader market backdrop matters here too. Nevada County has shifted over the past six months toward a more balanced market, with rising inventory and longer average time on market giving buyers more leverage than they had a year ago, while prices themselves have stayed fairly stable. That combination is exactly why a $700,000 budget is worth mapping out carefully right now instead of guessing.
In Nevada City, $700,000 is close to the current average sale price of $699,243. That means a $700,000 budget buys a genuinely typical Nevada City home right now, not a stretch purchase and not a bargain hunt.
In Grass Valley, the average sale price is running $610,271, so $700,000 puts you nearly $90,000 above average. That extra budget usually buys a bigger lot, a newer build, or a more updated interior than the typical Grass Valley sale.
In Alta Sierra, the average sale is $554,769, which means $700,000 is close to $145,000 above average there. That is real buying power in a golf course community where the typical home sells well under $600,000.
Lake of the Pines is the one area where $700,000 does not stretch as far. The average sale price there is $717,414, so you are actually a bit under the local average, and gated lake amenities push prices up regardless of square footage.
What $700,000 Buys You, Area by Area
Here is what I am typically showing buyers with a $700,000 budget this summer:
- Nevada City: A well-maintained three-bedroom home on a wooded parcel, often within a short drive of the historic downtown, sometimes with views but rarely with major updates included at this price.
- Grass Valley: A newer or recently remodeled four-bedroom home, often in one of the newer subdivisions rather than the older core neighborhoods, with room for the budget to cover a larger lot.
- Alta Sierra: A spacious home on close to an acre, frequently with a pool or a recent kitchen remodel, since $700,000 is well above what most Alta Sierra sales are closing at.
- Lake of the Pines: A solid, move-in ready home inside the gates, though you may be competing for updated kitchens and lake or golf course views rather than having your pick of them.
Inventory matters here too. Grass Valley currently has 74 active listings and Nevada City has 69, so buyers at this price point have real options to compare rather than settling for the first thing that fits the budget.
What to Watch For at a $700,000 Price Point
Days on market vary a lot by area right now. Grass Valley homes are sitting a median of 74 days and Nevada City around 74 as well, according to both my MLS pull and third party market data, while Alta Sierra is moving faster at 61 days. That gives buyers at $700,000 more room to negotiate than they had a year ago, especially on homes that have been listed for a month or more.
Financing is worth planning early. At $700,000 with a typical down payment, you are often just above the conforming loan limit threshold that trips people up, so talk to your lender before you fall for a house so there are no surprises during underwriting. This is also the range where I see buyers benefit most from a full pre-approval rather than a quick pre-qualification, since it gives you a much stronger position once you find the right home.
Wildfire insurance is also part of this conversation in Nevada County. Homes on larger wooded parcels, which is common in this price range in Nevada City and Alta Sierra, can face more limited carrier options, so I always recommend getting an insurance quote before you write an offer, not after.
