- Alta Sierra and Penn Valley: Quieter markets with larger lots and more space per dollar for buyers who want a true Sierra Foothills feel.

If you are a buyer, this is genuinely one of the better windows to shop that we have seen in several years. You have more listings to choose from, sellers are more willing to negotiate on price and terms, and the frenzied pace of waived inspections and blind overbidding is mostly gone.
