Both towns sit along the Highway 49 and Interstate 80 corridor in the Sierra Foothills, but they serve pretty different buyers. Grass Valley vs Auburn Home Prices: The Real Numbers
Money is usually the first question, so let's start there. Based on the most recent Metrolist MLS data for July 2026, Grass Valley homes sold for an average of $610,271, with an average list price of $613,666 and 74 active listings on the market. Countywide, Nevada County averaged a $607,801 sale price across 396 active listings and 111 pending sales, so Grass Valley is tracking close to the broader county number.
Auburn is running noticeably higher. Recent market data shows Auburn homes listing at a median of roughly $699,000, and the 95602 zip code posted a median sale price near $619,000, up about 4 percent from a year ago. That gap of $80,000 to $90,000 adds up fast on a 30-year mortgage, and that's before factoring in Placer County's property tax rates, which run a bit different from Nevada County's.
There is also a pace difference worth knowing. Grass Valley's average days on market sat at 76 in July, while Auburn homes have been moving in roughly 27 to 38 days this spring. That tells me Auburn's market is more competitive right now, while Grass Valley buyers generally have more room to negotiate, ask for repairs, and avoid waiving contingencies just to win a bidding war.

Auburn sits closer to the valley, and that shows up in the drive time. Most days it is a 35 to 40 minute run down I-80 into Sacramento or Roseville without heavy traffic, which is why Auburn draws a lot of daily commuters who still want a foothill feel.
Grass Valley and Nevada City are farther out, closer to 55 to 65 minutes and about 57 miles to downtown Sacramento. That extra 20 minutes each way used to be a bigger dealbreaker than it is today. With more employers offering hybrid or remote schedules, plenty of my clients are choosing to trade a couple commute days a week for a bigger lot, more privacy, and a lower price. Auburn tends to fit buyers who:
- Commute into Sacramento or Roseville several days a week
- Want more restaurants, shopping, and amenities close by
- Are comfortable paying more for a shorter drive
- Want a faster-moving market and are ready to compete for a home
Grass Valley tends to fit buyers who:
- Work remote or hybrid, or are retiring and commute is not a factor
- Want more house and more land for the money
- Are drawn to a historic downtown, local arts scene, and a slower pace
- Want more breathing room to negotiate instead of racing other offers
Schools factor in too. Grass Valley families have several well-regarded elementary and middle school options plus Nevada Union High School, and I hear from a lot of transplants that the smaller class sizes were a real selling point compared to where they came from.
