Lake of the Pines vs. Lake Wildwood: Which Nevada County Gated Community Is Right for You?

by Bob Sawyer

If you're drawn to the idea of living on a private lake in the Sierra Foothills — with a golf course down the road, a gate at the entrance, and neighbors who actually know each other — Nevada County has two communities worth a close look: Lake of the Pines and Lake Wildwood.

Both are gated, both have beautiful lakes, both have been around since the 1960s, and both offer a lifestyle that's genuinely hard to find at this price point in California. But they're not the same community, and which one suits you better often comes down to location, lifestyle, and how you like to spend your weekends.

Here's a side-by-side look at what makes each one special — and a few ways they differ.

Location and Access

Lake of the Pines sits right at the Nevada County and Placer County line, about 10 miles east of Auburn. At roughly 1,500 feet in elevation, it sits just below the typical snow line, so you get four seasons without the full Sierra winter. It's a convenient location for commuters heading toward Sacramento or the I-80 corridor, and Auburn's shops and services are close by.

Lake Wildwood is located in Penn Valley, about 10 miles west of Grass Valley. It sits at a slightly lower elevation and is tucked into the rolling hills west of town. If proximity to Grass Valley, Nevada City, or Highway 49 is a priority — whether for work, school, or just Friday night dinner — Lake Wildwood puts you in a great spot.

The Lakes and Water Recreation

Lake of the Pines is built around a 230-acre reservoir created by damming Magnolia Creek. The lake is the centerpiece of daily life here — residents swim, kayak, water ski, and spend summer evenings on the water. The community pool adds another option for those who prefer lap lanes to open water.

Lake Wildwood's lake is larger at roughly 300 acres and is known for its beautiful, peaceful setting. Waterfront homes here are highly sought after and tend to hold their value well. Fishing, kayaking, and leisurely pontoon rides are popular warm-weather pastimes. The lake has a quieter, more serene character — less wakeboarding, more sunsets from a dock chair.

Golf, Recreation, and Amenities

Both communities check the same major boxes: 18- or 19-hole golf course, clubhouse, swimming pool, tennis courts, and 24/7 gated security with regular patrols. Lake of the Pines covers about 1.8 square miles; Lake Wildwood spans about 3 square miles.

Where Lake of the Pines stands out is the variety of clubs, social events, and organized activities — from dance clubs to bridge nights to a Fourth of July parade. The community leans into its social calendar in a way that draws people who want a genuinely active neighborhood life.

Lake Wildwood tends to attract buyers who want a slightly more private, low-key setting. Amenities are comparable and the community hosts events — but the overall feel is more relaxed.

Schools

For families with school-age children, Lake of the Pines has a practical advantage: an elementary school, middle school, and high school are located just outside the community gates, along with a K-12 Christian school. You don't have to drive far on a weekday morning, which matters more than people expect once you're living it.

Lake Wildwood families are served by Penn Valley schools and have access to the broader Nevada County school system. If Nevada County's schools are a factor in your decision, it's worth researching the specific districts for each location before making a final call.

Home Prices

Both communities are in a similar price range, reflecting the broader Nevada County real estate market. Lake of the Pines homes averaged around $720,000 in list price in early 2026, ranging from roughly $400K for smaller homes up to $1M+ for lakefront or golf-course-view properties. Lake Wildwood is comparable, with waterfront lots commanding a premium.

HOA fees are a factor in both communities — you're paying for amenities, the gate, maintenance, and security. Our cost of homeownership guide for Nevada County walks through the full picture of what to budget for.

The Real Deciding Factor: How Do You Want to Live?

If you want to be plugged into a busy, social neighborhood community and value easy access to Auburn and I-80, Lake of the Pines is likely the better fit. If you're after a quieter, more spacious setting with a bigger lake and a slightly more private feel — and want to be closer to Grass Valley and Nevada City — Lake Wildwood will probably resonate more.

Both are genuinely wonderful places to live. I've helped buyers find homes in both communities and never had someone regret it in either direction.
